Price Transparency

The Solicitors Regulation Authority requires firms to publish its prices in certain distinct areas of law. Please find below more detailed information in relation to our residential conveyancing prices.

Conveyancing – Residential

All property transactions are different. Some may be straightforward and require very little in the way of additional investigation, some may be longer and complex involving unregistered land or protected property.

Our fees for a typical house sale or purchase begin from £950 +VAT for a simple transaction to around £5,000 + VAT for a historic building or a transaction involving unregistered land.

Factors that will affect our fees:

  • If the property is freehold or leasehold
  • If a mortgage is being used to fund a purchase
  • If the property is a new build
  • If you are using a right to buy scheme
  • If any additional searches are required

Sale

What is included

  • Initial advice with one of our conveyancing department to take your instructions
  • A search of the Land Registry to provide your buyer with the title documents required for their initial investigation (provided the property is registered)
  • Prepare draft contract pack
  • Assisting with any additional enquiries raised by a purchaser
  • Agreeing terms of the contract and transfer
  • Negotiating dates for exchange and completion
  • Liaising with Estate Agents to keep them updated as the transaction progresses
  • Receive funds for the sale upon completion
  • Redeem any mortgage if appropriate
  • Pay Estate Agents fees
  • Account to you for any funds due
  • Send all original documents (if any) to the purchaser

What is not included

Indemnity Policies

If there is any information missing from your property, such as buildings regulation approval and you are unable to obtain this, it is possible for us to obtain an indemnity policy for your buyer at your cost. The cost of indemnity policies is dependent upon the subject of the indemnity and the value of the insurance. We will always discuss this with you and advise you of the cost prior to incurring fees.

Purchase

What is included

  • Initial advice with one of our conveyancing department to take your instructions
  • Receiving draft contract pack from seller’s solicitor
  • Ensuring that seller has good title to the property and is able to sell free of restriction
  • Report to you on the title
  • Confirm the terms of the contract are satisfactory and draft a transfer in accordance with your instructions
  • Arrange for the documentation to be signed by you
  • Agree dated with you and the seller for exchange and completion
  • Receive funds in order to complete the purchase
  • Upon completion, make application to register your new ownership with the Land Registry
  • Provide you with a copy of the updated title once registered

What is not included

Mortgage

We are currently listed on a number of mortgage panels and are regularly increasing this list. Where you are purchasing a property with funds being advanced by a lender, we will have to be on that lenders approved panel in order to be able to act for them in your purchase.

If we are able to do so, an additional fee of £150 + VAT will apply.

Leasehold Enquiries

If the property you are purchasing is a leasehold property this will involve additional investigation. This includes ensuring that the seller has complied with all obligations under the lease and enquiring as to any additional money due to management companies and landlords.

If your propped purchase property is a leasehold property an additional fee of £150 + VAT will apply.

Searches

In order to be able to report to you on the title of your proposed purchase it will be necessary for us to carry out some initial searches. Searches undertaken as standard on all purchases are all follows:

  • Plan Search
  • Environmental Search
  • Local Authority Search
  • Drainage and Water Search
  • ChancelCheck

Search fees vary and begin at £3.25 + VAT and increase to £700 + VAT. However, initial searches are usually circa £300 + VAT.

Whether any additional searches will be required will depend on the result of our enquiries, however we will always discuss these with you before incurring any fees.

Stamp Duty Land Tax (SDLT)

You usually pay Stamp Duty Land Tax (SDLT) on increasing portions of the property price above £250,000 when you buy residential property, for example a house or flat.

There are different rules if you’re buying your first home and the purchase price is £500,000 or less.

Disbursements

The following disbursements are the most commonplace in conveyancing transactions:

  • Land Registry Search Fees: these can be found here and are exclusive of VAT
  • Land Registry Registration Fees: these are calculated on two scales, detail can be found here
  • Land Registry Official Copy: £3 + VAT
  • Land Registry Official Plan: £3 + VAT

Bank Transfer Fees

Bank transfers will incur a fee of £35 + VAT per transaction.

Timescales

The timescale involved in your transaction is wholly dependent upon searches and enquiries. A straightforward transaction should eb completed within 4-6 weeks, however more complicated transactions could take as long as 4-6 months.

We will keep you updated as your transaction progresses.

All of the above fees are exclusive of VAT and disbursements.

If you choose to terminate your instructions to us, this must be done in writing. We will then invoice you for works completed up until the date of receipt of the termination according to our hourly rate.

Should there be any delays or unforeseen events, which will involve extra work, we will give you an estimate of any extra costs which are likely to arise
